Terms
Last updated 31 October 2026. Part A covers this website. Part B summarises our management agreement. The signed agreement governs if there is any difference.
Part A. Website terms
1. Operator
This website is operated by NOMADO合同会社 (Nomado GK), Kutchan, Hokkaido, Japan. Company details are on the company information page.
2. Information only
Content on this site, including the licence guide and the example statement, is general information and not legal, tax or investment advice. Laws and tax rates change. Confirm anything important with the authority or a qualified professional.
3. Estimates
Revenue estimates are our honest view based on comparable listings and past rates. They are not a promise of income.
4. Intellectual property
Text, design, logo and images on this site belong to NOMADO合同会社 or are used with permission. Do not copy them for commercial use without written consent.
5. Changes
We may update this site and these terms. The date at the top shows the latest version.
Part B. Key terms of the management agreement
6. Scope
We provide the services of the plan you choose, as described on the services and pricing pages, as your agent. You remain the owner and the licence holder or notifying operator. You approve the house rules and pricing policy. As operator you are the special collection agent for accommodation tax: we collect it on your behalf and give you the figures for your return.
7. Minpaku properties
Where Japanese law requires a minpaku to be entrusted to a registered minpaku manager (住宅宿泊管理業者), we will only take on the property while we hold that registration or through a registered manager, and the registration number will be stated in the agreement.
8. Fees
Our fee is the percentage of net room revenue for your plan. No consumption tax is currently added, and we are not registered as a qualified invoice issuer. If we register or become liable for consumption tax, we will give 60 days notice before adding it. Net room revenue is the amount guests pay for nights, minus platform commission, and excludes cleaning fees, accommodation tax and amounts billed at cost. Setup fees are payable once before listing.
9. Costs
Cleaning, linen, utilities, consumables, repairs and waste collection are paid by guests or billed to you at cost with receipts. Repairs over ¥30,000 need your prior approval, except in an emergency that threatens guests or the building.
10. Statements and payouts
We send a statement by the 10th of each month and pay the balance by the 15th, for stays completed in the previous month. If costs exceed income in a month, the shortfall is carried forward or invoiced to you.
11. Term and ending the agreement
The agreement continues until ended. Either side may end it at any time with 60 days written notice. After the first 12 months there is no exit fee. If you end it within the first 12 months, any setup fee we waived becomes payable, reduced by one twelfth for each full month completed. Either side may end it immediately for a serious breach that is not fixed within 14 days of notice. Confirmed bookings after the end date are honoured or transferred as agreed. On exit we hand over the listings, guest guide and future bookings, and you may keep using our listing photos for this property's own listings.
12. Owner stays
You may stay with 30 days notice, except from 20 December to 10 January and during Chinese New Year week. You pay the cleaning fee for your stays.
13. Your responsibilities
You keep the property safe and legal to rent, hold building, contents and liability insurance that covers paid guests, pay property taxes, and file your own tax returns. If you live outside Japan you are responsible for Japanese tax filings on income from the property; we will tell you before signing whether any amount must be withheld from payouts.
14. Our responsibilities
We act with the care of a professional manager, hold owners' money in a bank account used only for owner funds, keep records of every booking and cost, and follow lodging, fire and tax rules that apply to our work.
15. Guest damage
We document damage with photos and claim it from the guest or platform within its deadlines. Platform programmes, such as Airbnb's Japan Host Insurance, apply only to bookings on that platform and have their own conditions.
16. Liability
Our total liability under the agreement is limited to the management fees paid in the previous 12 months. This limit does not apply to loss caused by our wilful misconduct or gross negligence. We are not liable for events outside our control, including extreme weather, natural disasters, road or airport closures, pandemics and platform outages.
17. Personal information
We handle owner and guest information under our privacy policy.
18. Language and law
The agreement is offered in Japanese, English and Chinese. If the versions differ, the Japanese version prevails. Japanese law applies, and the Sapporo District Court has exclusive jurisdiction at first instance, without prejudice to any mandatory rules of your country.
19. Anti-social forces
Each party confirms it is not, and has no relationship with, an organised crime group or other anti-social force (反社会的勢力). If this proves untrue, the other party may end the agreement immediately.
