Net room revenue is what guests pay for the nights, minus the commission the booking platform takes. We do not charge our percentage on cleaning fees, on accommodation tax, or on anything we bill at cost. For direct bookings, card payment fees are deducted in the same way as platform commission.
Worked example: a 3 bedroom Niseko chalet in February
Full management, winter rate 22%| Line | Amount |
| 20 nights at ¥80,000 | ¥1,600,000 |
| Platform commission at 15.5% | −¥248,000 |
| Net room revenue | ¥1,352,000 |
| Management fee at 22% | −¥297,440 |
| Paid to you, before running costs | ¥1,054,560 |
This is an illustration, not a forecast. Running costs such as electricity, heating fuel, internet, consumables and the winter care package then appear line by line, at cost. The platform rate depends on how the listing is set up, so your statement shows the real figure for each booking.
Comparing with managers who charge on gross
Because platforms take about 15.5% first, our rates equal these shares of what guests pay for the nights: Co-host 12% is about 10.1%, Full management 18% is about 15.2% and 22% is about 18.6%, Premium 25% is about 21.1%.
Cleaning fees and accommodation tax
Guests pay the cleaning fee with each booking. Where the platform takes commission on it, that commission is shown on your statement and the guest cleaning fee is set to cover it. Accommodation tax is charged on top of the room price, shown separately, and never counted in our fee.
