How it works
What happens when you sign up, what your guests experience, and what you receive each month.
Getting your property ready
Revenue estimate
Free and in writing within two working days, based on comparable listings and last year's rates, with a licence and zoning check.
Property visit
We check condition, safety equipment, heating, parking, snow load and access in winter.
Licence check
If the property has no licence yet, we explain the options and introduce a licensed administrative scrivener, who prepares and files the application. If it does, we check the paperwork and the fire certificate.
Agreement
You sign the management agreement electronically. Nothing goes live before you approve the listing and the rates.
Setup
Photography, listing, keyless lock, cleaning and linen, commercial rubbish contract, guest guide and emergency contacts.
Go live
We open the calendar with your best dates first, so early bookings land on the highest earning nights.
What your guests experience
Booking
Guests book on Airbnb or Booking.com. Instant booking is turned on only for guests with verified profiles.
Before arrival
Guests send ID and the details the guest register needs, and receive the house guide, directions and winter driving advice.
Arrival
A personal door code works from check-in time. Where the licence requires it, identity is confirmed by video or a check-in device. Premium guests are met at the door.
During the stay
Guests message us any time. A local partner can reach the property within the time the licence rules require.
Departure
Cleaners arrive after check out, inspect the property and send photos. Damage is claimed through the platform within its deadline.
Review
We review every guest and reply to every review.
Every month
By the 10th
Your statement: each booking, platform commission, our fee, costs at cost and receipts.
By the 15th
Payout to your bank account in yen, with accommodation tax figures for the return.
Any time
The booking calendar, and a reply from a real person in English or Japanese, or in Chinese with translation support.

It is free, and it tells you whether renting is worth it before you spend anything.
