What owners are facing

Niseko is busier than ever. The 2024/25 season passed 11 million lift and gondola rides for the first time (Uchi Japan), and in FY2025 the United States overtook Australia as the largest source of overnight guests in Kutchan, Niseko and Rankoshi (Hokkaido Shimbun). Air Canada plans seasonal direct flights between Vancouver and New Chitose from December 2026 (Air Canada).

Supply is growing even faster. Third party data (BNB Calc) suggests short-term rental listings in Kutchan rose by about 44% in the year to September 2026, while revenue per listing fell. Most income still arrives between December and March, and May and November are the weakest months.

How we run Niseko properties

  • Winter pricing by the week. Christmas, New Year, Chinese New Year and February powder weeks are priced separately, with minimum stays set to avoid gaps.
  • Green season bookings. Summer events, golf, rafting and hiking listings, plus an 18% fee from April to November.
  • Snow and freezing. Roof snow checks, path and parking clearing, heating checks before every arrival and pipe draining when empty, as a winter package priced for the season.
  • Accommodation tax. Kutchan charges 3% of the room charge, which already includes the Hokkaido tax. On a ¥80,000 night that is ¥2,400. Niseko Town charges ¥100 to ¥2,000 per person per night plus the Hokkaido tax, and has announced a switch to 3% of the room charge from November 2026. We apply the rate in force on each stay date and confirm it with the town. Airbnb does not collect it in Japan, so we do.
  • Photos that sell powder. Our real estate photographers shoot the property in winter and in summer.

Local rules to check before you buy

For a minpaku, Hokkaido restricts operation in designated residential zones and near schools, and Kutchan updated its designated areas on 1 June 2026. Most Niseko chalets use a ryokan licence instead. Our licence guide explains both.

Niseko owner questions

How much does property management cost in Niseko?

Our fees are 12% (Co-host), 22% from December to March and 18% from April to November (Full management), or 25% (Premium chalet), of net room revenue, with no consumption tax added. At a 15.5% platform commission, 22% equals about 18.6% of what guests pay for the nights. The one Niseko manager we found that publishes its fees charges about 35% of gross rental income, though services included differ.

Does a Niseko chalet need a ryokan licence?

Not always, but most full-time rentals use one because a minpaku notification caps rentals at 180 nights a year and has restricted days in some zones. A minpaku also needs a registered minpaku manager if you do not live there.

What accommodation tax applies in Kutchan?

3% of the room charge, which already includes the Hokkaido tax. A ¥80,000 night carries ¥2,400. Guests pay it and the operator files it.
