Short-term rental management services

Everything it takes to run a holiday rental in Hokkaido, and a clear line between what our fee covers and what is billed at cost.

Listing, pricing and bookings

  • Listing setup

Titles, descriptions and house rules in English, Japanese and Simplified Chinese, on Airbnb and Booking.com. Listings are created in your name where the platform allows, with us added as co-host.

  • Nightly pricing

Rates reviewed every day against nearby listings, with rules for minimum stays, powder weeks, Chinese New Year, school holidays, Snow Festival and summer events.

  • Calendar and channels

Calendars synced across platforms to stop double bookings, with your own stays blocked on request.

  • Photography

Our team shoots real estate photography for a living. Full management and Premium include a winter and a green season photo set.

Guests

  • Messages

Enquiries and guest messages answered 7 days a week in English and Japanese, and in Chinese with translation support, with an emergency line during stays.

  • Checks and register

Each guest's name, address and contact details recorded (plus occupation for minpaku). For foreign guests without an address in Japan, nationality, passport number and a passport copy, as lodging law requires.

  • Arrival

Keyless entry with a code that changes for each booking, a digital house guide, and an in person welcome on Premium.

  • House rules and neighbours

Quiet hours, parking and rubbish rules explained before arrival. Complaints from neighbours are answered at any hour, and a team member or local partner goes to the property within the time the licence rules require.

Cleaning, maintenance and winter care

  • Cleaning and linen

Checklist cleaning and commercial linen after every stay, paid for by the guest cleaning fee, then inspected with photos.

  • Consumables

Toilet paper, soap, coffee and similar restocked and billed at cost on your statement.

  • Maintenance

Small fixes arranged with local trades. Jobs over ¥30,000 need your approval first, except emergencies.

  • Winter care

Snow clearing, roof snow checks, heating checks and draining water pipes when the property is empty (水抜き), as a package priced for the season. Extra roof clearing after exceptional snowfall is quoted in advance.

Licences, tax and paperwork

  • Licence

We check whether the property suits a ryokan licence or a minpaku notification, introduce a licensed administrative scrivener (行政書士), and help with access and scheduling. The scrivener prepares, files and invoices the application directly. Our paid licence-ready setup then handles the physical work: fire safety equipment, check-in system and inspections.

  • Fire safety

Alarms, extinguishers and evacuation signs checked against the fire department certificate (消防法令適合通知書) before the first guest.

  • Accommodation tax

Hokkaido and many towns charge accommodation tax per guest night (Kutchan as a percentage of the room charge), and Airbnb does not collect it in Japan. We charge it with each booking, show it separately on your statement, and give you the monthly figures. As licence holder you file the return, or your tax accountant does.

  • Business rubbish

Where the town requires a licensed commercial waste collector rather than household collection, we arrange the contract and show the cost on your statement.

  • Minpaku manager registration

If you do not live in a minpaku property, Japanese law requires a registered minpaku manager (住宅宿泊管理業者). We take on minpaku properties only while we hold that registration or through a registered manager, and the number goes in your agreement. Ryokan licensed properties need no such registration.
