Sapporo Airbnb management

Apartments and houses in Hokkaido's capital, with guests all year and a sharp peak for the Snow Festival in February. We take on ryokan licensed properties now. Minpaku need our minpaku manager registration first, so we keep those owners on a waiting list.

What owners are facing

More than 6,000 minpaku have been notified in Sapporo, and over 400 closed in the past year (PR Times, September 2026). Average revenue per listing fell over the last year as supply grew. Well run properties still fill: February brings the Snow Festival, summer brings festivals and beer gardens, and the city is the gateway for skiers heading to Teine, Kiroro and Niseko.

Zoning rules that decide what you can earn

Sapporo restricts minpaku where the host does not live on site. In residential exclusive zones (住居専用地域) a minpaku can only operate on Saturdays, Sundays, public holidays and from 31 December to 3 January. Within 100 metres of a designated school, it cannot operate on school days. Check the zoning before buying, or consider a ryokan licence where zoning allows.

How we run Sapporo properties

  • Pricing for the Snow Festival, Golden Week, summer festivals and concerts at the Sapporo Dome (Daiwa House Premist Dome).
  • Self check-in, with clear rubbish and noise rules for apartment buildings.
  • Fire safety checked with the Sapporo Fire Bureau rules, which require automatic fire alarms for host absent minpaku.
  • For an unstaffed ryokan licence, Sapporo requires an office that can reach the property within 10 minutes, ID checks and cameras. We confirm a partner within that distance before taking on a property.

Sapporo owner questions

Can I run an Airbnb in a residential zone in Sapporo?

If the host does not live there, a minpaku in a residential exclusive zone can only operate on Saturdays, Sundays, public holidays and from 31 December to 3 January, and not on school days within 100 metres of a designated school. Ryokan licences are not allowed in some residential zones at all, so check zoning first.

What is the accommodation tax in Sapporo?

Since April 2026, per person per night, combining city and Hokkaido tax: ¥300 when the room charge is under ¥20,000, ¥400 from ¥20,000 to ¥49,999, and ¥1,000 from ¥50,000.

Can you manage my Sapporo minpaku now?

Not yet. A minpaku where the owner is absent must be run by a registered minpaku manager, and we do not hold that registration yet. Send an estimate request and we will keep you on our waiting list.
